The Story of
Two Brothers
This is a story of two Brothers, Tom and Fred, who
each own a $200,000 home and wish to sell quickly. It's about
what happens to the two most common sellers types in market today.
Tom and Fred both are trying to sell their homes
in a "Buyer's Market." And a 'Buyer's Market' means
that there are fewer buyers than there are homes on the
market. Both Tom and Fred must compete with the surplus of homes
for sale that surround each of their own homes.
Tom has accepted a deal from an Inverse Purchase
Investor named Samantha, Samantha's offer was fast and easy and
will net Tom $170,000.00 at closing which is about 45 days from
today.
Fred has decided to sell it himself at tip top dollar.
He figures that the buyer is going to negotiate the price down,
therefore Fred marks his $200,000 home up to $210,000 allowing
Fred to net full appraised value even after a negotiation. Fred
puts a sign in front of the home and places an ad in the paper
which costs him $300.00 a week. After 2 weeks, Fred had a few
calls but no interest, no offers, and a $600.00 bill from the
local paper. So now Fred decides to drop the ad and places an
Internet Ad on a famous FSBO (for sale by owner) website. Fred
gets an offer from an investor at $150,000 which of course, he
laughs at. No more offers, no interest and now Fred is out $1,500
for the listing online. Fred now has wasted almost 2 months as
the market continues to drop in price, Fred's house is now only
worth $190,000.00, which he learns about when he decides to turn
it over to a local real estate agent. (Listing a home after a
seller's blind stab at selling it themsleves is done about 80%
of the time by people in Fred's situation)
The agent talks Fred into a 6-month listing with
her at an asking price of $190,000.00 and informs Fred, any offer
up to $180,000 should be given serious consideration due to the
Buyer market and dropping home prices.
Fred just learned that Tom's house just closed and
Tom walked out of closing with a check for $170,000. Fred is feeling
like he is only just now starting the process of selling the home.
After another 30 days on the market with no offers, Fred's agent
suggests that they lower the asking price to $180,000. Out of
frustration, and fear of lower prices to come, Fred agrees. Two
months later an offer finally arrives at $170,000. Counter offers
go back and forth and finally they settle on 175,000.
Fred learns that Tom just bought a nice home and
closed on it with the profit he made when he sold his home to
Samantha.
A few weeks later the appraisal comes in on Fred's
house at $170,000 and the price is lowered to $170,000.00 The
buyer is upset due to now having to pay full appraised value and
asks Fred to pay all their closing costs. Fred concedes just to
get to closing and finally walks out of closing with a check for
$155,800 after the agents 6% and buyer's closing costs are paid.
It's taken 6-months to finally get to closing and Fred realizes
too late, that $170,000 six months ago would have been much better
then $155,800 today and 6-months of stress to boot.
The Tom and Fred story is already happening. You

should keep, but won't if they can't sell before prices fall any
